La Quinta prices held flat while sales and listings both fell
The Real Estate Data Aggregator counted 249 homes sold in La Quinta (ZIP 92253) in the three months ending July 31, 2026. That is down 17% from the same months in 2025. Fewer closings does not mean prices collapsed. The median sale price came in at $755,000, down just 0.4% year over year. Values held. The buyer pool did not.
For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. La Quinta came in well below that national pace. But a 0.4% dip is not a slide. It is roughly flat.
Homes are taking longer to sell
The Real Estate Data Aggregator put the median days on market at 82 days, which is 9 days longer than the same period in 2025. That is a real shift. Homes that would have moved in under three months now need closer to three. Sellers who price sharp and prep the home well are still closing. The ones who do not are sitting.
The sale to list ratio was 96.1%, down 0.3 points. Sellers are still getting close to asking price, but buyers have a little more room to negotiate than they did. Only 6.4% of homes sold above list, down 0.9 points from a year ago, according to the Real Estate Data Aggregator.
Listings fell too, which kept supply balanced
The Real Estate Data Aggregator counted 363 homes for sale in La Quinta during the period, down 20% from a year earlier. New listings dropped 9.2% to 278. Fewer sellers came to market, which is part of why supply stayed fairly balanced at 4.5 months. That is almost exactly where it was a year ago.
Pending sales came in at 253, down 13.4% year over year. That tells you demand softened before these closings even happened. And only 17% of homes went under contract within two weeks of listing, down 0.5 points. Quick sales are still happening, but they are the exception, not the rule.
What this means if you are thinking of selling
Nationally, Realtor.com reported that 20.4% of listings saw a price cut in August 2026. La Quinta is not immune to that pressure. Buyers have choices. They are taking their time. At 82 days median, you need to go in with the right price from day one. A home that needs to cut its price loses momentum fast.
In The Citrus, lot position still matters a lot. A south-facing mountain view lot moves differently from an interior lot. Same principle applies across PGA West, Rancho La Quinta, Mountain View and The Hideaway. The ZIP code number tells you the broad story. Your street tells you the real one.
